When a roof has reached the end of its life, replacement is the cheaper option over any reasonable time horizon. We handle the whole job — tear-off, decking, underlayment, flashing and finish.
A replacement is the one chance to fix everything underneath: soft decking, tired underlayment, flashing that was never right, and ventilation that has been cooking the attic for a decade. We inspect all of it once the old system is off, and we show you what we find before it is covered up again.
You get a written scope with the material, the colour, the underlayment and the warranty stated, so there is nothing to argue about later.
WHAT A REPLACEMENT INCLUDES
WHAT WE HANDLE
Complete tear-off and disposal
Decking inspection and repair where needed
New underlayment and ice-and-water where required
New flashing, boots and drip edge
Ridge and soffit ventilation checked and corrected
Full clean-up and magnetic nail sweep
Not sure which of these you are looking at? Book the free inspection and we will photograph it and tell you.
Most single-family homes in San Antonio are a one to two day job once materials are on site, weather permitting. Larger or steeper roofs, tile and metal systems take longer and we will give you the schedule up front.
How do I know it is time to replace rather than repair?
Age is the first test — most asphalt roofs here give 15 to 20 years in this heat. After that, widespread granule loss, repeated leaks in different places, and soft spots in the decking all point the same way.
Do you replace the decking too?
Only where it needs it, and we show you. Rotten or delaminated decking is charged by the sheet at a rate stated in the estimate, so there are no surprises when the old roof comes off.
What warranty comes with a new roof?
You receive the manufacturer’s material warranty along with our workmanship warranty, providing added protection for your roofing investment.
